Phase 04 in short

Procurement is the stage that most often decides whether the schedule holds. Some items carry long lead times, transformers, generator sets, chillers, and fabricated steel among them, so their orders have to be locked well before site work reaches the relevant area. We break the project into work packages, tender each package to pre-qualified suppliers, then manage contracts, bonds, and logistics through to the point the goods stand on site.

What we do

  1. Setting the packaging strategy: what is self-performed, what is subcontracted, and where responsibility divides.

  2. Supplier pre-qualification: production capacity, track record, financial standing, and safety record.

  3. Open or limited tender, with technical and commercial evaluation kept separate.

  4. Identifying and placing early orders for long-lead items: transformers, generators, chillers, overhead cranes, steelwork, main switchboards.

  5. Contracts, performance bonds, and Contractor All Risk insurance.

  6. Factory inspection and Factory Acceptance Testing of major equipment before shipment.

  7. Expediting, site logistics, and import clearance where equipment is sourced overseas.

Questions about this phase

Can the client nominate their own vendors?
Yes, and it is common for production machinery. Client-nominated vendors are folded into the schedule and site coordination like any other package, with the responsibility boundary written into the contract from the start.
How are fluctuating material prices handled?
For fast-moving commodities like steel, we offer either early price lock-in or an adjustment clause tied to a public index. Which one applies is agreed in the contract, not decided after the price has already moved.
