Phase 02 in short

Design and engineering produces the documents every later stage depends on. We start with basic design and FEED to lock the big moves, then move into detailed engineering across architecture, structure, and MEP. Structural calculations follow the applicable SNI codes, and all disciplines are coordinated in a single model so that clashes between pipework, ducting, and structure are found on screen rather than on site. A design error that reaches construction costs several times more to fix, which is why this phase is not compressed on request.

What we do

  1. Basic design and FEED: locking the structural concept, span module, clear height, and utility zoning.

  2. Architectural detailed design: plans, sections, elevations, details, and material schedules.

  3. Structural detailed design with calculations to SNI 1727 for loading, SNI 1726 for seismic, SNI 2847 for concrete, and SNI 1729 for steel.

  4. Mechanical, electrical, and plumbing detailed design including electrical load, cooling load, and water demand calculations.

  5. BIM modelling and cross-discipline clash detection before drawings are released to site.

  6. Technical specifications and works requirements for materials and equipment.

  7. Bill of quantities and class 2 cost estimate at roughly ±10 per cent accuracy.

  8. Value engineering: finding savings that do not reduce capacity or building life.

Questions about this phase

Can TCC continue a design started by another consultant?
Yes. We first run a design review over the structural calculations, MEP capacity, and drawing completeness, then issue the findings in writing before taking on responsibility. We do not sign off on a design we have not checked.
Is BIM really needed for a simple factory?
For a simple clear-span warehouse, often not. For a plant with process ducting, dust collection, compressed air, and a dense pipe rack, a coordinated model is almost always cheaper than dismantling clashing installations on site.
