Phase 07 in short
MEP is what turns a building into a plant. Power, air, water, and drainage have to arrive at each machine point at the right capacity, and each has to be testable before any machine is switched on. Installation follows the coordinated model from Phase 02, so pipe racks, cable trays, and ducting run on agreed routes. Every system is tested and recorded, because those records are the basis for commissioning in Phase 08.
What we do

Power systems: substation, transformer, main and distribution boards, feeder cabling, busduct, capacitor bank, and standby generators.

Production lighting to a target lux level per task type, emergency lighting, lightning protection, and earthing.

HVAC: chillers, air handling units, mechanical ventilation, process exhaust, dust collection, and temperature-controlled areas where needed.

Plumbing: potable water, process water, hot water, sanitary drainage, plus pumps and tanks.

Fire protection: hydrants, sprinklers, fire pumps, portable extinguishers, alarm panel, and detection.

Wastewater treatment plant, pretreatment, stormwater drainage, and infiltration wells per the environmental approval.

Process utilities: compressed air, gas, steam, cooling water, and process piping as the production requires.

Extra-low voltage systems: data, telephony, CCTV, access control, public address, and integration into monitoring.
What you receive
- MEP as-built drawings and single line diagram
- Test results: insulation resistance, earth resistance, pipe pressure, and flow
- HVAC balancing report and dust collector test results
- Electrical installation operating certificate
- Operation and maintenance manuals per system
- Spare parts list and recommended initial stock

Questions about this phase
- What if the estate’s PLN capacity is not enough?
- That gets found in Phase 01, not Phase 07. The options are usually a capacity upgrade, a dedicated substation, or a combination of generators and load management. Each carries cost and lead-time consequences that need to be in the schedule from the start.
- Does TCC install the client’s production machinery?
- We provide the machine foundations, power points, compressed air, water, and drainage per the machine layout, then coordinate with the machinery vendor’s technicians during installation. The machine installation itself stays with the vendor, because the warranty sits there.
